This morning I looked in the MLS for all of the stick built homes under $300k in all of Brunswick County. Can you believe there are only 51? WOW!
These fifty one properties consist of older homes and new construction. As older homes stay on the market, we sometimes see their price decrease, but new construction prices are on the increase.
When looking for a property you need to weigh the pros and cons of new construction over move existing homes. With a new home, you usually have to wait for it to be built. Some builders release the property for sale when they first start, others wait until construction is almost complete. The builders often change this as material availability change. Many of the new construction homes are spec homes, which means that all of their specs have already been picked out and nothing can change, you can't add or subtract anything. Some builders charge a nominal price to hold the home for you, others charge much more. In new construction, obviously, everything is new. In existing homes, you have to weigh the age of the house, systems and appliances.
Buyers need to be ready to move and make an offer on a property right after seeing it. We are seeing some homes on the market for less than 24 hours, multiple offers and even over asking price. The best way to make a strong offer is to have a prequalification letter in hand. This will show the buyers that you are qualified to purchase and there will be less chance of the offer not holding up.
