Your Home Doesn’t Need to Be Perfect—But It Does Need This

We’ve all seen the HGTV reveals… the ones where every pillow is perfectly chopped and the lighting makes everything sparkle like a jewelry store.

Let me save you some time and money right now.Your house does not need to look like that to sell in Brunswick County this spring.

Inventory is up about 9% year over year (FlexMLS), so yes… buyers have options. But here’s the truth most people miss: they’re not chasing perfection. They’re looking for something that feels clean, easy, and like they can picture their life in it.

You’ve heard me say it before, and I’m going to say it again…You don’t need a $50K renovation. You need to get these four things right.

1. Clean (and I mean hotel clean)

We’re sitting around 90+ days on market in some price points. You don’t get a second chance at a first impression.

A truly clean home tells buyers you’ve taken care of it. Period.

Where it matters most: Windows (let that Carolina sunshine do its job), baseboards, ceiling fans.

And let’s talk about the one nobody wants to hear… smell.Coastal humidity has a way of holding onto odors. If your house smells clean, you’re already ahead of a lot of the competition.

2. Decluttered

Buyers right now are craving space.

If your counters are covered and your closets are packed, buyers aren’t thinking “wow, look at all this stuff”… they’re thinking “this house doesn’t have enough storage.”

Simple rule:If you haven’t touched it in 3 months, pack it. You’re moving anyway… might as well get a head start.

Also… open up your walkways. That flow from the living room to the porch? It should feel easy, not like an obstacle course.

3. Neutral

I know you love your bold accent wall. I get it.But buyers don’t want your style… they want to picture theirs.

Light, neutral tones make everything feel bigger, brighter, and easier to say yes to.

Here’s the reality:Neutral room = “I can see my furniture here.”Bright purple wall = “How much is this going to cost me to fix?”

4. Consistent

This is the one people overlook.

When a home feels consistent, it feels calm… and quality.

Keep your lighting the same tone throughout the main areas.Try not to jump all over the place with flooring styles… and if you do, use rugs to tie it together.

You want buyers to feel good walking through your house, not confused.

Why this matters right now

We’re still seeing about a 98% sale-to-list price ratio in Brunswick County. That’s strong. Buyers are paying close to asking… but they’re more selective than they used to be.

They’re not overpaying for “projects” right now. They’re choosing homes that feel easy.

When your home is clean, decluttered, neutral, and consistent… you remove the hesitation. That’s what gets offers.

You don’t need a showpiece. You need a home that quietly says, “you can move right in.”

Thinking about selling this spring?Let’s get your plan in place before you’re competing with everyone else.
